Scobis Limited Warranty

Scobis Homes, LLC d/b/a Scobis Millwork + Design (“Scobis”) warrants its custom wood doors, windows, millwork, and related products to be free from defects in materials and workmanship for one (1) year from the date of delivery or pickup, subject to the limitations and exclusions below.

Products containing insulated glass are covered for glass seal failure only to the extent of the applicable glass manufacturer or supplier warranty, if any. This Warranty takes precedence over all other product warranties, express or implied, except where prohibited by law. This Warranty is extended only to the original Client and is not transferable.

Unfinished Products
Products delivered unfinished, primed only, sealed only, or otherwise without a final finish applied by Scobis must be properly sealed to prevent absorption of moisture.

All sides, faces, edges, tops, bottoms, cutouts, and end grain must be finished evenly within seventy-two (72) hours of receipt and must be kept in a dry, climate-controlled environment beforehand. Failure to fully seal and finish the product within seventy-two (72) hours of receipt will void warranty coverage for the affected product. All products, including factory-finished products, must be maintained on an ongoing basis. Maintenance frequency depends on the amount of weather and sunlight exposure the finish receives.

Overhang Requirement
An overhang is required to retain this Warranty for exterior doors, windows, and similar exterior wood products. The protective overhang must be equal to, or greater than, the distance from the bottom of the sill to the base of the overhang. See Figure 1.

Scobis Warranty
  • In order to reduce the chance of warping or checking, dark-colored finishes should be avoided on all surfaces, especially on light-colored wood species or if the product is exposed to direct sunlight.
    Warranty Exclusions
    This Warranty does not cover damage caused by others or by a cause beyond Scobis’s control, including misuse, abuse, accident, mishandling, improper storage, improper cleaning, acts of God, fire, flood, earthquake, storm, or other weather events. Misuse includes, but is not limited to, installing a product without adequate overhang or applying an inappropriate finish.
    This Warranty does not cover defects or damage caused by:
  • Product failure due to improper or incorrect installation, including bow or misalignment in the frame or rough opening;
  • Modification, alteration, trimming, cutting down, repair, service, or adjustment by anyone other than Scobis without Scobis’s written consent;
  • Use of the product for any purpose other than its intended use;
  • Products installed in direct sunlight or without adequate weather protection;
  • Products installed in or subject to high moisture or high humidity environments, including new construction with uncured plaster, drywall, concrete, tile, or other wet materials;
  • Products subjected to unusual stress or strain, including movement or expansion/contraction of the building or building components;
  • Products not properly sealed, finished, stored, protected, or maintained as required by this Warranty;
  • Scratches, abrasions, dents, chips, cracks, or other damage caused by improper handling, transport, storage, cleaning, or jobsite activity after delivery or pickup;
  • Failure to perform normal maintenance, including maintaining the finish top coat, sealants, caulking, weatherstripping, drainage, and other protective conditions;
  • Panel movement, contraction, or expansion of 1/8 inch or less;
  • Surface checks or glue-line separations of less than 1/16 inch;
  • Solid wood panels wider than 14 inches measured across the grain;
  • Issues caused by extreme temperature build-up where a storm door or screen door is utilized;
  • Dark stains, dark paint colors, or other high-heat finish selections on sun-exposed products;
  • Glass, hardware, weatherstripping, and accessories beyond applicable manufacturer or supplier warranties; and
  • Appearance or performance of any field-applied finish, coating, sealer, stain, paint, or touch-up not performed by Scobis.
 

Variations in wood color, texture, pattern, grain, knots, mineral streaking, sheen, and natural patina are characteristics of wood and are not defects.

Warpage

Door warpage, whether cup, bow, or twist, is not considered a defect unless it exceeds:

  • 1/4 inch in doors up to a 4/0 nominal width and 6/8 nominal height; or
  • 3/8 inch in doors up to a 4/0 nominal width and 8/0 nominal height.

Warpage is not covered if caused by installation, storage, finishing, site conditions, building movement, moisture, sunlight, lack of maintenance, or any other excluded cause.

Doors over 6/8 nominal height may require a multipoint locking system or other approved hardware configuration. Unless Scobis expressly agrees otherwise in writing, warping of doors over 6/8 nominal height without an approved multipoint or comparable locking system is not covered.

Unless expressly included in the Approved Estimate, this Warranty does not cover doors exceeding 4/0 nominal width or 10/0 nominal height, or designs that include unusual or potentially problematic details, as warned against by a Scobis representative prior to purchase.

Glass Appearance Standards

Glass supplied with Scobis-fabricated products is subject to normal glass industry standards and the applicable glass manufacturer or supplier standards. Scobis is not the glass manufacturer.

Glass should be inspected from a distance of 160”- 132” from the glass surface, under normal viewing conditions, with the naked eye, in the vertical position, looking through the glass at a normal viewing angle, using daylight without direct sunlight or other uniform diffused lighting.

Glass is not judged by close-up scrutiny, magnification, spotlighting, backlighting, or unusual viewing angles. If the scratch or rub is not visible at a distance greater than 120”, or over 3” long, and is located in the central viewing area (defined as 80% of the length and 80% of the width dimensions centered on the lite of glass) then it is acceptable.

Minor scratches, rubs, seeds, bubbles, cat eyes, gaseous inclusions, stones, pits, knots, dirt, small edge conditions, and other similar blemishes are common in fabricated glass and are not defects unless they are readily visible under normal viewing conditions and exceed the applicable glass supplier’s standards.

Patterned, textured, decorative, restoration, antique, reeded, seeded, obscured, and specialty glass may include surface variation, waves, bubbles, pattern variation, color variation, and optical distortion that are part of the intended character of the glass and are not defects.
Low-E, coated, tempered, laminated, reflective, and insulated glass may show hue, coloration, reflectance, roller wave, bow, warp, or reflected-image distortion. These characteristics may be more noticeable depending on glass type, size, lighting, angle, location, and surrounding conditions and are not defects unless they exceed the applicable supplier standard.

Tempered glass may include a small manufacturer safety mark or logo. If a specific logo location is required, it must be requested and approved before fabrication. Unless specified in advance, logo location is at the glass supplier’s discretion and is not a basis for rejection or remake.

Glass breakage, cracks, chips, scratches, abrasions, edge damage, seal damage, or other damage occurring after delivery or pickup is not covered.

Claims and Remedy

Any warranty claim must be submitted in writing to Scobis with the project information, delivery or pickup date, photographs, and a description of the claimed defect.

Visible damage, shortages, or nonconformities must be reported within three (3) business days after delivery or pickup and before installation, finishing, alteration, or use. Any latent defect must be reported within thirty (30) days after discovery and, in all cases, within the applicable warranty period.

Scobis must be given a reasonable opportunity to inspect the product before any repair, replacement, removal, refinishing, or third-party work is performed.

If Scobis determines that a covered defect exists, Scobis will, at its discretion, repair the affected part, replace the affected part with a comparable product, or refund the amount paid to Scobis for the affected part if Scobis is unable, by repair or replacement, to make the product perform properly.

Scobis is not liable for installation, removal, reinstallation, shipping, freight, access, finishing, service, delay, loss of use, or other incidental or consequential costs related to inspection, repair, replacement, or refund.

This Warranty is the sole and exclusive warranty provided by Scobis. Scobis disclaims all other warranties, express or implied, including implied warranties of merchantability or fitness for a particular purpose, except where prohibited by law.
